Delaware Avenue Rowhomes

SHYFT was engaged by DEV Partners to design and build a new multi-family housing development in the Central Business District in Mason City, IA. The building is a four-story structure -- three stories of apartments over one story of enclosed parking, located at the intersection of Delaware Avenue and 1st NE Street. The exterior of the building is clad with a combination of Hardie Board siding, fiber cement board paneling, and inlaid brick pre-cast concrete. The overall form of the building was designed to pull characteristics from the Prairie Style that is very prevalent in this area of Iowa, with strong horizontal and muted, natural colors this building lends a modern take of the history of Mason City. Included in the community is 36 units ranging from studio apartments to two-bedrooms with balconies, a dog wash area, and a large, welcoming entry way with gathering space for residents. The project finished in fall 2025.
